Land, ideas and people that become real places

We look at a site the way an operator would: what is already there, who would come, what is worth building and what is better left alone. If you have land, a property, a project or a skill, tell us. We will see what it can become.

What we work with

A good place needs three things to meet: a site, an idea that fits it, and the people who can build and run it.

Places

Real sites that can become the basis of a new project. For us a place is a system, not an empty plot: nature, access, surroundings, people and demand.

  • A plot by a river or in a forest
  • A slope or land with a view
  • A property that can be rethought
  • A place that already has visitors

Projects

Ideas and projects at any stage, from a sketch to an operating venue. What matters is the question the project answers, not the type of building.

  • Private retreats and nature stays
  • Small hospitality projects
  • Timber and modular houses
  • New ways of using land

People

One project usually needs several very different capabilities. We bring them together around a specific task.

  • Architects and designers
  • Manufacturers and builders
  • Operators who know guests
  • People with local knowledge

How we look at a place

We don’t start with “what house should we build?”

We start with the place, and only then decide what to build. Sometimes the answer is to build nothing new.

  1. What is already here?Water, trees, a view, an old building, a road, neighbours.
  2. Who would come, and why?A guest, a family, a team, a buyer: someone specific.
  3. What experience can it give?Silence, a river, a view, wellness, a shared table.
  4. How can the land work?Stays, events, production, a home, or a mix.
  5. What architecture is really needed?Often less than it seems: a few buildings in the right places.
  6. Can it work as a business?Income, costs and operations, not only the picture.
  7. Can it grow step by step?Start small, prove it, then add the next phase.

A common outcome: instead of a big build, a small first phase that tests demand, for example one house and a sauna by the river.

What a place can become

Formats, with real examples

Three projects of IBER HOMES show how a place turns into a format. Details, stages and terms are in each project’s passport.

  • GlampingTents and cabins where nature is the main amenity.
  • A rethought propertyAn existing building given a new use instead of a new build.
  • A home that hosts guestsYour own house that is rented out when you are away.
  • A wellness placeSauna, water, silence and a small number of rooms.
How it works

Four steps, from your message to a project

You don’t need a finished project. A place, an idea or a skill is enough to start.

  1. 01

You tell us what you have

A few lines about the place, project or skill, and how to reach you.

  2. 02

We check if there is a match

We look at it against what we study now and reply either way.

  3. 03

We look at it in depth

What the place or project can become: format, scenario, economics.

  4. 04

    The project gets a passport

If it fits, IBER HOMES presents it on Selected projects, and investors and partners can request materials.

Project stages

Every project has a stage

The same four stages are used on Selected projects, so a project keeps its status from the first message to its passport.

  1. 01IdeaA place or an idea exists; the format is still open.
  2. 02ConceptThe format, scenario and first numbers are worked out.
  3. 03DevelopmentThe site is secured; building or launch is under way.
  4. 04OperatingThe project runs, hosts guests and produces real data.

Real places, different countries

We work with real places and see what happens after the presentation

A project only proves itself on a real site: with real land, real guests and real costs. That is why we follow each project from the first look at the place to the first season.

Our first projects are in Bali. The next ones can appear in any country where there is a good place and the right people.

Selected projects is a curated list of projects open for partnership or capital. Each one has a short passport: what it is, where, stage, type of participation and what has been verified.

Tell us what you have

You may already have part of a future project

Choose what you have and add a few lines. It takes about two minutes.

  • We reply to every message.
  • We don’t add your contacts to mailing lists.
  • If it matches what we study now, we suggest a conversation.

We don’t ask for photos or documents here. If we continue, we’ll send a separate link for them after a personal conversation.
