Places, ideas and projects we develop in the real world.

IBER HOMES explores how new places can emerge at the intersection of nature, architecture, hospitality and new ways of using land. Here we gather what we are working with now: real places, projects, concepts, formats and the people who help turn opportunities into working projects.

Some projects already welcome guests.
Some are being developed or tested.
Some exist only as an idea, looking for the right place, partners or next step.

This is not a catalogue of finished property. It is a space where you can see what we study, what we create, and what happens to ideas once they leave the presentation and enter the real world.

From an idea to a real place

We don't start by asking “What house should we build?”

First we look at the place.

  • What is already here?
  • What potential already exists?
  • Who might be interested in this place?
  • What experience can be created here?
  • How can the land work?
  • What architecture is really needed?
  • Which format can be sustainable as a business?

Only after that does a specific project appear. Sometimes it is:

And sometimes the right decision is not to build more at all, but to use what already exists in a different way.

What we show here

01

Places

Real sites and locations that can become the basis for a new project.

  • A plot by a river
  • A forest
  • A slope
  • Land with a view
  • An existing property that can be rethought
  • A place that already has a flow of people or tourist potential

For us a place is not an empty plot to build on. It is an existing system: nature + surroundings + access + people + demand + opportunities. We study what can be created from it.

Projects

Projects that already exist or are in development.

  • Private Retreats — places for individual stays, rest and recovery.
  • Nature Stays — small formats where nature is part of the experience itself.
  • Hospitality Projects — places to host guests and create a new travel experience.
  • Timber Architecture — timber houses and solutions designed for a specific scenario and place.
  • Modular Formats — formats that can be adapted to different sites and tasks.
  • New Concepts — ideas and models we are only beginning to explore.

What matters is not the type of object. What matters is the question the project is trying to answer.

People

A good place is not created by one person. A single project may need a combination of very different capabilities.

  • Land — people who already have a site or an interesting location.
  • Architecture — architects and designers who work with the place, not just the object.
  • Production — manufacturers and construction teams.
  • Hospitality — operators who understand the guest and how a project really runs.
  • Local Knowledge — people who know a specific market, territory and local conditions.
  • Capital — partners who can help a project move from concept to reality.

We connect these capabilities around specific tasks — not for the sake of a network, but because a good project rarely needs only one resource.

Every project has its own status

We don't want to show all projects the same way, so we will gradually mark where each of them stands.

OperatingThe project is up and running and welcomes guests.
TestingBeing built, launched or proven in real conditions.
DevelopingThe concept is evolving: place, model, architecture and economics are being studied.
Looking for a placeThe idea exists; it still needs the right site or partner.
Looking for partnersNeeds specific skills, resources or local partners for the next stage.

A real status matters more than a beautiful presentation.

Where we work now

Bali — our current environment for development and testing

We started in Bali not because we want to limit the idea to one market. Bali lets us work with real land, nature, tourist demand, local manufacturers and operators — and see what happens to a project after the presentation ends.

Explore→Create→Launch→Observe→Adjust

Working with real places helps us understand faster what truly matters: what works, what doesn't, what needs to change — and what is worth developing further.

Beyond the final picture

Why we show the process

Most projects show the end result: a beautiful house, a finished interior, a pool, a view. We want to show more.

  • What came before the project?
  • Why was this particular place chosen?
  • How did the idea appear, and what problem was it solving?
  • Why this format?
  • What had to change?
  • What happens after launch — and what did we learn?

Because this is where knowledge appears that can be used again.

One project can become the basis for the next

We see real projects not only as separate objects. Each one gives experience — of working with land, of design, of construction, of hosting guests, of economics, of partnership — and that experience becomes the foundation for the projects that follow.

This is how an approach develops — not a catalogue of properties.

Formats we are studying now

Not all of these are finished products. Some already exist, some are in development, some we are only testing.

Your part

You may already have a part of a future project

Land that doesn't yet know what to become. An existing property. An idea, a skill, local knowledge, a resource. You don't need a finished project — sometimes a place, an idea or a question worth exploring is enough.

What do you have?

What do you have?

Let's see what can be created

If you have a place, an idea, a project or a skill you'd like to share, tell us a little about it.

We don't promise that every idea will become a project. But if it matches what we are studying now, an interesting conversation may begin.

We don't collect contacts for mailing lists. We use them to understand with whom, and around which opportunities, the conversation is worth continuing.

Thank you, got it.

We'll look at how it fits with what we are studying now and get back to you. Meanwhile, take a look at what we're building.
